本計画は、RC造4階建て事務所ビルの建て替え計画です。 主構造を木造とし、新築建物重量を既存建物重量以下になるように設計することで、既存の場所打ちコンクリート杭を利用出来るのではないかと考えました。
新築建物は、主構造(3〜6階)を木造軸組構法、地下1階をRC造、ロングスパンの求められる地上1~2階事務所を鉄骨造とし、軽量な外装材の選定、階高を抑えた断面計画などにより、建物を軽量化しています。
これにより、新築建物は既存(496㎡)に対して、約1.4倍(705㎡)の床面積を確保していますが、建物重量は42t削減することが出来ました。
既存建物の解体後、既存杭の調査を行い、全9本の健全性が確認出来たため、予定通り既存杭の上に新築建物を建設しています。
都市における木造の積極的な採用、建物軽量化による既存杭の利用といった取り組みが、同規模ビルの建て替えにおけるモデルケースとなってゆくことを期待しています。
The WOOD
This is a rebuilding project of a four-story reinforce concrete office building. The main structure is timber and the weight of the new building is kept below the weight of the existing building, so that the existing cast-in-situ concrete piles can be reused.
The main structure of the new building is constructed of timber frame for the main structure (3rd to 6th floors), RC construction for the 1st basement floor, and steel construction for the offices on the 1st and 2nd floors for the column-free space.
As a result, the new building has a total floor area of 705 sqm, approximately 1.4x times more than the existing buildings floor area (496 sqm), along with the weight of the building that has been reduced by 42 tons.
After the demolition of the existing building, a survey of the existing piles was conducted, and since the integrity of all nine piles was confirmed, the new building is able to be constructed on top of the existing piles as planned.
The project hopes to provide the idea of repurposing structure and usage of timbers through the scope of sustainability, that the idea is applicable for other building projects as well. It hopes to act as a precedent to reduce environmental impact, cost and design compromises that we face every day as an Architect, as we focus more into the topic of future sustainability.
